The worst way to handle an objection is to argue with it. The best way is to agree with the feeling, add the information the client doesn't have, and hand the decision back. Every script below follows that shape: validate → reframe with facts → easy next step. Use your own words; the structure is what matters.
1. 'We're going to wait for rates to drop.'
Totally get it — payments matter more than prices. Two things to weigh: if rates fall, buyers flood back and prices usually climb with the competition. You can refinance a rate. You can't refinance the price you paid. Want me to run the numbers both ways so you can see the actual difference for your budget?
2. 'Zillow says our house is worth more.'
I look at those estimates too — they're a fine starting point. But the algorithm has never been inside your house or the three that just sold nearby. Here's what buyers actually paid for those, and why. Let's price from what people do, not what a model guesses.
3. 'We want to try selling it ourselves first.'
I respect that — it's your equity. Can I share the two places FSBO sales most often lose money? Pricing (too high burns the launch window, too low leaves money on the table) and negotiation after inspection. If you try it and want a second set of eyes at any point, call me — no hard feelings either way.
4. 'Another agent said they'd list it higher.'
They might be right — and it costs an agent nothing to promise a number. Here's the risk: overpriced homes sit, and buyers read 'sitting' as 'something's wrong.' The price cut that follows usually lands below where we'd have sold if we launched right. I'd rather lose the listing than launch you into that. Want to see the data on both strategies?
5. 'Your commission is too high.'
Fair question — let's talk about what it buys. My job is to net you more than you'd net without me: pricing, prep, marketing reach, and negotiating the inspection without giving the house away. If I can't show you how that math works in your case, you shouldn't hire me.
6. 'We're not in a rush.'
That's actually an advantage — the best moves are planned, not rushed. Let's use the runway: I'll map what your timeline looks like if you move in [season], what to fix now versus never, and what the market's doing in your neighborhood. Then when you ARE ready, it's a two-week sprint instead of a scramble.
7. 'We already have an agent friend / family member.'
That's a real consideration — relationships matter. One thing I'd gently offer: this is one of the biggest transactions of your life, and it can be hard to give a friend tough feedback, or hear it from one. 8. 'Send me the info and I'll think about it.'
Of course. So I send the right thing — what's the piece you're weighing most: the price, the timing, or what the process looks like? I'll send exactly that, and I'll check back Thursday unless you'd rather I didn't.
9. 'The market is too crazy right now.'
It's noisy out there, agreed. Here's the thing though — 'the market' is a national headline, and you're not buying a national average. Let me show you the last 90 days on the streets you'd actually live on. Sometimes the local story is completely different from the news.
10. 'We can't afford to buy right now.'
Maybe — and I'd never push you past your budget. But most people who tell me this haven't priced the alternatives: what rent does over 3 years, what assistance programs exist here, and what a smaller first step looks like.
