The Listing Launch Checklist: 21 Steps From Signed to Sold

A home's first week on the market earns more attention than the following month combined. This checklist front-loads everything so your listing launches loud: 21 steps across prep, media, and launch weekend.

Listings don't underperform because agents don't care — they underperform because launch week has thirty moving parts and no checklist. New listings get an algorithmic and emotional spike in their first days on market; buyers and portals both treat 'new' as a signal. If the photos, pricing, and marketing aren't ready the day you flip the switch, you spend that spike on a half-finished launch. Run this list and nothing gets missed.

Phase 1 — Prep week (days 1–7)

  1. Walk the home with the seller and build the fix-list: only repairs that return more than they cost (paint, caulk, hardware, lightbulbs).
  2. Declutter to 'model home' standard — every flat surface 80% clear, closets 30% empty (buyers open them).
  3. Book the photographer NOW for the end of prep week — good ones book out; the launch date depends on this slot.
  4. Order pre-listing essentials: sign, lockbox, and any disclosure documents your state requires.
  5. Pull comps and set the pricing strategy WITH the data in front of the seller — price to the buyer search brackets ($399K, not $405K).
  6. Write the property story: 3 things this home has that the comps don't. This becomes your description, your captions, and your showing script.
  7. Schedule the launch date: Thursday listing → weekend open house is the classic rhythm for a reason.

Phase 2 — Media day

  1. Stage the shoot: lights on, blinds open, cars out of the driveway, pets and bowls hidden.
  2. Shoot photo + video the same day: stills, a walkthrough clip for Reels, and drone if the lot or location earns it.
  3. Capture 3 vertical clips on your own phone too — behind-the-scenes sells authenticity the pro shots can't.
  4. Get the photo set back and pick the hero shot: the one image that makes someone stop scrolling.

Phase 3 — Pre-launch (3 days out)

  1. Write the MLS description from the property story — lead with the 3 differentiators, not 'welcome home!'
  2. Build the social plan: coming-soon post, launch-day carousel, open house invite, and a 'just listed' story sequence.
  3. Tease it: a 'coming soon' post with the hero shot (where your MLS rules allow) starts the DMs early.
  4. Email/text your buyer list and the neighborhood farm: 'launching Thursday, open Saturday — want the details first?'
  5. Invite the neighbors to a sneak peek or the open house — neighbors bring the buyer more often than anyone admits.

Phase 4 — Launch week

  1. Go live Thursday morning: MLS, portals synced, sign in the yard, lockbox on.
  2. Post the launch carousel within an hour of going live: hero shot + 4–6 detail slides + price + open house time.
  3. Reply to every comment and DM the same day — launch week response time is a listing-presentation stat you'll brag about later.
  4. Run the open house with digital sign-in, then start the follow-up sequence that evening (see our Open House Follow-Up Playbook).
  5. Debrief the seller Sunday night: traffic, feedback, portal stats, and the next-week plan. Sellers don't panic when they're informed.
