Every agent has watched a post get comments like 'love this house 😍' and had no idea what to do next. Reply with a heart emoji and the lead dies. Pitch a call and it feels desperate. The playbook below is the middle path: treat every comment as the start of a conversation, and every conversation as helping first, qualifying second, and asking only when asking is natural.
Step 1: The comment reply that opens a door
Reply publicly, then move private only when there's a reason. The public reply formula: answer + question.
- 'Love this kitchen' → 'Right? The island is even bigger in person. Are you team big-kitchen or team big-yard?'
- 'What's the price?' → 'Listed at $429K! Want me to DM you the full details and a couple of similar ones nearby?'
- 'One day 🥲' → 'One day comes faster than people think — the first step is smaller than most expect. Happy to show you the math sometime, zero pressure.'
Step 2: The first DM (permission-based)
Hey [name]! Saw your comment on the [street] post — didn't want to spam the thread. Quick version: 3 bed, 2 bath, $429K, open Saturday. Want the full listing link? And are you actively looking or just enjoying the house tours? (Both are welcome here 😄)
Why it works: it references THEIR action, delivers what they implied they wanted, and asks a question with two acceptable answers. 'Just looking' is not a rejection — it's a timeline.
Step 3: Qualify like a human
- Timeline: 'Are you thinking this year, or more of a someday thing?'
- Situation: 'Would this be your first place, or a move-up?'
- Area: 'Set on [neighborhood], or still exploring?'
- Agent status (last, and lightly): 'Has anyone been helping you look, or are you flying solo so far?'
One question per message. You're having a conversation, not running an intake form. Mirror their energy — short answers get short questions.
Step 4: The ask (when it's earned)
Okay, based on what you've told me I have 2–3 ideas that could actually work for your situation. Easier to talk than type — want to grab 15 minutes this week? I'll bring the numbers, you bring the questions. If it's not the right time, no stress — I'll keep sending you the good stuff either way.
Step 5: The no-pressure close for 'not yet' leads
Totally fair! Tell you what — I'll check in around [month] unless you beat me to it. Meanwhile if any house stops your scroll, send it to me and I'll give you the honest take. That's my favorite part of the job anyway.
How fast should I reply to comments?
Same day, ideally within an hour of posting. Early replies also boost the post's reach — the algorithm reads fast conversation as quality.
Should I automate any of this?
Auto-DM for keyword comments (sending a promised link or guide) is expected now and saves hours. The conversation AFTER the auto-DM is where you show up personally — never automate the qualifying questions.
